DEVELOPER SERVICES
KCG has provided comprehensive consulting services to
developers for the installation of all wire based utilities,
including power, telephone, CATV and owned infrastructure
in addition to site lighting and irrigation pumping systems.
Electric Utility: At Alys Beach in the panhandle of
Florida, KCG was contracted by EBSCO Gulf Coast Development,
Inc. to coordinate the conversion of overhead power and
CATV lines to underground and relocate existing telephone
lines to a new location along scenic County Road 30-A
(CR30-A). This project is a very high-end development
and the CR30-A corridor bisects the project from east
to west. KCG was successful in negotiating with Gulf
Power to migrate to submersible high voltage switchgear
that is installed flush with grade, thus eliminating
the most obtrusive devices long the scenic corridor.
Additionally KCG was successful in getting the above
ground feed through devices located off CR30-A and onto
the interior roads of the project essentially removing
all above ground faculties from the main east west corridor
of the project. This effort required coordinating with
the town architects and civil engineer to ascertain that
all clearances from other utilities were maintained.
KCG’s success on this important part of the project
led to our continued involvement for all subsequent phases.
Telephone / CATV: KCG has worked with developers to
determine probable facility requirements, easement locations
and probable road crossing required for these utilities
prior to final utility design being available in order
to expedite construction. In this market time is money,
and being able to move forward with probable conduit
installation allows the developer to complete the conduit
infrastructure and get roadways installed with minimal
risk for rework. KCG has designed conduit system layouts
for owned infrastructure on projects where the developer
wishes to future proof the community. Installing the
additional raceway helps assure that another provider
overbuilding the incumbent has a means of installing
their cable without destroying landscape and all the
other issues associated with a utility overbuild.
Civil Engineering Support: KCG has supported the civil
engineers several projects. Our understanding of the
electrical and other wire-based utilities installation
standards and specifications has been instrumental in
keeping the separation requirements and facility placements
in the most ideal locales. In addition to this important
coordination role, KCG can provide specification level
design for lift station control systems, incorporating
the latest FDEP and local code requirements.
Other site electrical: KCG works with the developers’ irrigation
system designer, landscape architect and / or landscape
lighting designer on all facets of street and landscape
lighting making certain that power panels and services
are available and strategically located to serve the
required loads.
Drawing Development: KCG can upon request by the developer,
create comprehensive / composite drawings depicting all
self performed utility work. These documents become the
contractors installation guide, and the CAD models are
utilized by the civil engineer to survey and stake exact
locations of facilities.
Construction Administration: KCG has the experience and
resources to develop scope documents, review bids and
manage contractors in the field during construction.
Using A Submetering Network To Optimize
Development Utility And Communication Services: Developers
have the opportunity to deploy submetering network technologies
that enable minimized tenant utility costs, energy conservation,
peak demand reduction, minimized water consumption, and
