Using A Submetering Network To Optimize Development Utility
And Communication Services |
Developers have the opportunity to deploy submetering
network technologies that enable minimized tenant utility
costs, energy conservation, peak demand reduction, minimized
water consumption, and valuable management services. These “green” initiatives
will also help to qualify developers for other benefits made
available in a growing number of communities. |
Submetering systems use a two way communication network,
either wired or wireless, to read meters, control endpoints,
and provide an information highway between a PC based control
stations and connected tenants. When a submetering
network is designed with the electric, gas, and water infrastructure,
benefits can be optimized, utility space requirements reduced,
aesthetic quality enhanced, and control of system consumption
optimized. |
Florida Public Service Commission (FPSC)
allows developments to take commercial service from utility
companies and distribute those reduced costs to tenants based
on accurately metered consumption. The only condition
that is currently enforced is that most of the units must
be occupied by transient tenants. A waiver from the
FPSC is currently needed to qualify, but that may not be
the case after pending policy changes are enacted in the
near future. |
A recent business case developed
by KCG estimates that a 75 unit development with 175,000
square feet of air conditioned space in the Florida panhandle
will save tenants approximately $60,000 annually on electric,
water, sewer, and gas utility charges alone. |
Additional
benefits will include fiber optic based CATV, telephone,
